Tracking expirations and renewals

Most COI compliance failures are not missing certificates — they are expired ones nobody noticed. Verifolio's dashboard and reminders exist for exactly this. The dashboard. The COI Compliance Dashboard lists every tracked certificate with its expiration date, days remaining, and a status: compliant, expiring soon, or lapsed. Sort by expiration date to see what needs attention this month; sort by vendor or property when preparing for a specific job. Expiring soon. Certificates approaching expiration are flagged ahead of time so renewals can be requested while the current policy is still active — the goal is zero days of an uninsured vendor on your properties. Renewal reminders. Verifolio can send reminder emails to a vendor's contact address asking for the updated certificate. The reminder includes your certificate intake address, so the vendor (or their agent) replies with the new COI and it flows straight back into the Review Queue — no retyping. Lapsed certificates. A lapsed certificate moves to the top of the severity order. Until a renewed certificate arrives and is confirmed in review, treat that vendor as uninsured for scheduling purposes.
